Long before the European occupation of Oregon, the Paleo-Indians had already established settlements in the area. Archaeologists have found evidence pointing to the occupation of the area by at least 15,000 years ago. When Europeans first arrived in the area in the mid 16th century, they encountered many different Native American tribes such as the Chinook, Bannock, Chasta, Klamath, Kalapuya, Coquille, Nez Perce, Tillamook, Molalla, and Kalapuya. Initially, the indigenous peoples gladly welcomed the Europeans on account of the trade opportunities that they provided. This was short-lived, however, as the Europeans interests would later be in severe conflict with those of the natives.

Explorers from Spain such as Juan Rodriguez were the earliest Europeans to discover this land. Christian missionaries and fur traders were also part of the earliest Europeans to settle here around the middle of the 16th century. By the 17th century, Ore. had become an important trading route to India. Other sections of this area were also explored by representatives from Britain, the most important being James Cook. The first government here was created in 1843 to govern the country of Oregon. This country later became an official Territory in 1848.

Oregon was finally made a state on February 14, 1859, and became the 33rd member of the union. At the time of its admission, its population was about 52,000, which was a 300% population increase in 10 years. Its total area is 98,381 square miles, making it the 9th largest state in land area. With the nearly 4 million people that call it home, it is ranked as the 27th most populous US state. The state’s nickname is the Beaver State’, owing to the times when fur hats were in fashion, and the streams here were a prominent source of beaver pelts. Additionally, the beaver is the official state animal and is seen on the state’s flag. The state motto is in Latin: 'Alis Volat Propriis’, which loosely translates as meaning ‘She flies with her own wings.’

The state is located to the northwest of the USA. It borders the states of California, Washington, Nevada, and Idaho. The state also borders the Pacific Ocean, and this makes it one of the only five USA states with a Pacific Ocean coastline and the Columbia River mostly marks the state's northern border. A section of the Cascade Range also lies in its borders. The state is known for its diverse landscape, which is created by the water bodies, the Cascades, and the desert and the forests, which lie at the lower altitudes.

This state has a diversity of flora and fauna. Among these are opossums, shrews, caudata, western painted turtle, pikas, mountain beavers, raccoons, great white shark and gray whales. The state's capital is Salem, which is located in Marion County. Salem has a population of about 150,000 and is the third-largest city here and the largest one in the Salem Metropolitan Statistics Area. Salem has been a major producer of cherries, and the area is an important part of the state’s overall agricultural output. The Oregon State Fair is permanently hosted in the city in recognition of its role in the agricultural sector.

Residents here have many choices when it comes to quality higher education institutions. Some of the largest public universities here are OSU, Portland State University, WOU, the UO, SOU, and EOU. Some of the more popular private universities here are the University of Portland, George Fox University, Lewis & Clark College, Willamette University, Linfield College, and the Pacific University.

This state is also home to a number of professional sports teams. One of these is Portland Trail Brazers NBA team, which is based in Portland, who won their first NBA championships in 1977. Other professional basketball teams in the state are the IBL’s Portland Chinooks, Salem Stampede, and the Eugene Chargers. There are three minor league baseball teams affiliated with the MLB, which include the Eugene Emeralds, Hillsboro Hops, and the Salem-Keizer Volcanoes. The NWS Portland Thorns FC is the state's women’s soccer team. Other professional teams here include the AFL Portland Steel, the PDL Portland Timbers U23, the MSL Portland Timbers and the WHL Portland Winterhawks. Collegiate sports are well represented here too with the NCAA Division I teams including the OSU Beavers, the OU Ducks, and the Portland State Vikings.

Art and culture are celebrated in the daily life here. In Salem’s downtown area, there are a number of museums and art galleries, the most important of them being the Mission Mill Museum, Halley Ford Museum of Art, Elsinore Theater, and Riverfront Park. The Mission Mill Museum, founded in the 20th century, contains original machinery used in wool processing. The site includes the home of Jason Lee, the Methodist Mission Parsonage, along with the Thomas Kay Woolen Mill. Another point of interest is the Prewitt-Allen Archaeological Museum. It is located within Cabot University in Salem and contains replicas of the Rosetta stone, ancient oil lamps, and a papyrus palimpsest. The Annual World Beat Festival is among the most significant cultural events. This event is held in June at the Riverfront Park and runs for two days.

Agriculture and tourism greatly support the economy here. The biggest agricultural exports of the state are hazelnuts and wine. This state is among the four regions in the world that produce hazelnuts, and almost all of the hazelnuts consumed in the USA comes from here. The state is ranked third in production of wine in the country. Portland city has the largest number of breweries than any other city in the world. The state also serves as the headquarters of several Fortune 500 companies like Nike, Precision Castparts, and Lithia Motors. Some of the other top private employers in the state include the Sylvan Learning Center, ICS Blount, Ohana Party Rentals, Liberty Tax Services, Hewlett-Packard, Intel Corporation, FLIR Systems, StanCorp Financial Group, Columbia Sportswear, Kaiser Permanente, Northwest Natural Gas and TriQuint Semiconductor.

When buying or selling a house here, the real estate closing agent will typically use a Warranty Deed or Bargain and Sale Deed to convey the title of the property to the new owner. For the deed to be legally valid, the document must include the property’s exact legal description, which usually comes from language within the property’s original survey. This state primarily follows the Public Land Survey System (PLSS) methodology when surveying the properties. This state uses the Willamette Meridian, which begins approximately four miles west of downtown Portland. This location was chosen in 1851 so that the baseline would not cross the Columbia River and the meridian would lie to the west of Vancouver Lake.

If you aren’t paying cash for the home and are instead getting a loan to buy the real estate, then understand that this is primarily a title theory state. This simply means that the raw title of the property will remain in a trust until the lien is ultimately paid off. The most common document that is used here to secure the lender’s interest in the title is called a Deed of Trust.

If for some reason the borrower cannot repay the home loan, then the lender can typically avoid having to go through the court system. They do this by merely starting a non-judicial foreclosure which typically only takes about 150 days to complete. However, when necessary, the lender may need to instead go to court and start a more lengthy and costly judicial foreclosure. The laws that pertain to the Ore. foreclosure process are mostly found in O.R.S. Chapter 86 and Chapter 88.

However, if you are a landlord that needs to evict a non-paying tenant, then you would need to reference the Ore. statute of Chapter 90 instead. Whereas if you are looking to become a real estate agent, then you would just deal directly with the Ore. Real Estate Agency, which oversees all the licensing of the agents and most of the implementation and enforcement of the Oregon Real Estate Laws. Amongst other things, the main requirements to get a real estate license here would be to be at least 18 years old, complete at least 150 hours of approved OR real estate courses, successfully pass the written state exam, pass certain criminal background checks, be sponsored by a licensed Ore. real estate broker, and pay the various required licensing fees.
